Good morning!

Good morning!
My name is Bozena Smigielska Pirowicz and I am 15 years tenant in places for people!
Last December I have been in very bad experience with tenant above me and I nearly ended my life because of the tenant very bad behaviour!
So l don't want to explain why but l have to say BIG THANK YOU TO MICHELLE WOODWARD for her kindness,support and absolutely beautiful hard ❤️!
She deserves gold medal!

Cowboys

I agree that "the places they make are like nowhere else". Nowhere else can you find such poor quality. Simply real cowboys. If you want problems for years to come, Places for people is the right choice. Highly recommended.

Where do I start

Where do I start ? I am 70 years old. Wanted a social housing flat for my future. What a mistake, I moved into the flat 04/08/2023 from the first day the living room was damp, I had asked the woman who showed me round if the wall was damp, she assured me it wasn't .Since then and still on going I have been fighting to get it done. I got the OMBUDSMAN involved ( which I strongly advise to all you people ) but it is still not done . Will update

A total joke of a company!!!


What an absolute disgrace this miserable company is, last year I enquired about a new build house in Chalgrove the salesman or rather conman was friendly to start with and wanted me to go through some financial questions first even though I said I wanted to find out more about the houses first! I went through the questions with a mortgage broker agent and said no I couldn’t afford a mortgage even though others had said I could! This conman phoned back the morning I was due to go over and view this house I had a very blunt and Kurt phone call saying you aren’t eligible and basically **ss off! I received a pathetic email saying the same, by the looks of the reviews on here I had a lucky escape from this cowboy company! Places for people you don’t deserve to be in business and can go and ***k yourselves!!!

Awful company

Awful company, workmen come to do repairs on electrics and they try to blame us for them. They realise it isn’t us and then can’t find the junction box!! They have tore up my carpets and punched holes in my walls and been over a month and still not repaired. I raised complaint on 4th march and they have only just escalated to their first stage!! Over a month later

I completely understand your frustration with The mentioned ‘Vicky and Paul’ “Bullies” is all i can describe them as. They are getting away with Murder. I have been in the past, Bullied by these two and I’m severely disabled. Like, your Girlfriend. I am assured this is normal behaviour for these animals.
They prey on vulnerable people and think they are to clever to get caught (A close relationship with the local authority and police) I’m told.
They don’t have a brain cell to share. Gofers for the even more senior muppets, who believe they are of higher standing in society than us mere peasants renting property from them. I never asked to be disabled. Or discriminated against.
Then being the complainant twisted by them to becoming the instigator. Seen regularly within their deceptive dishonest way of working I would suggest desperation to not being found out.
The senior muppets suffer a variety of personality disorders and control issues, the gofers do as they told, such as Vicky and Paul they are sent out to do senior’s dirty work oblivious, due to I believe being intellectually challenged (used unknowingly) idiot's one might say. Sad all the same, but then all they need to say is no.
Parasitic vermin, who pray on less fortunate people to get their kicks. Sick individuals who get away with it time after time.
In my opinion they do it because they realise they will never amount to anything more than scum however hard they try.
A whole workforce of deep rooted deceitful vulgar rats, this is the main driver of their “real policies” not the fluffy crap they make public to try and look good.
All the abused Bullied harassed and intimidated tenants need to stand together and fight these poisonous morons let’s turn the tables on them and BRING THEM DOWN

Easily the worst housing management…

Easily the worst housing management I've ever had to deal with...
I want to make it clear at the outset that I am a 76-year old working class man and lifelong manual worker who has been treated appallingly by extremely arrogant Places for People (PfP) management in Preston.
My ordeal began when I complained about the sorry state of the communal area which resembled a junk yard and the petulant attitude of the scheme PfP manager. Weeks later I had to make a further complaint about the aggressive, foul-mouthed behaviour of a neighbour. I also reported the incident to Greater Manchester Police who logged it as a "public order offence".
Thankfully I managed to capture a digital audio recording of the incident as proof and my foul-mouthed neighbour was subsequently warned in writing about his antisocial behaviour.
Bizarrely, days later, in January 2020, I was notified in writing that my contact with PfP had been “restricted” for a full twelve months! What had I done to deserve this? I had sent 'excessive correspondence' about the above issues. Worse came weeks later when another PfP manager dismissed my Appeal. It was at this point I began to realise I was dealing with a corrupt clique determined to shut me up and 'put me in my place'.
Although management had failed to give me any warning prior to the restriction being imposed, the Housing Ombudsman ruled PfP had not breached their complaints procedure. The Ombudsman granted two moral victories however when they criticised PfP management for sloppily written correspondence sent to me described as “unclear” and for ignoring my repeated requests for a copy of PfP's behaviour policy.
I continued my fight for justice however when a senior manager relented and offered me “independent mediation” in the hope of resolving matters. This couldn't be arranged at that time however due to the global Covid pandemic and UK lockdown but another manager agreed in writing he would arrange this when Covid restrictions were lifted. This was a lie. This individual subsequently left PfP without informing any of his colleagues about the mediation he had agreed to arrange. Claiming too much time ("six months") had elapsed another manager then blocked this independent mediation. The fact that this delay had been caused by the Covid pandemic and lockdown from March 2020 to around the summer of 2021 meant absolutely nothing to this dim-witted apparatchik.
I continued my fight for justice when in May 2023 when another manager offered me what she described as a “mediation process”. Incredibly this second offer of mediation was later blocked on the basis that complaints can't be heard after "six months". The crucial point to make here is that when this mediation process was offered to me the manager concerned fully understood that my complaints arose out of the appalling way I'd been treated three years earlier, between Jan-November 2020.
The truth is both offers of mediation were blocked because PfP management could not allow the appalling way I'd been treated to be discussed in a formal setting. I say this because at no point since this dispute began in January 2020 have I been given any opportunity to make my case in a proper setting.
While PfP literature falsely claims to be on the side of tenants and encourages tenants to complain via the complaints procedure, as I did, the reality is its a cynical trap designed to frustrate and wear down the complainant. I say this because since this dispute began over four years ago (in January 2020) I've cynically been passed from one manager to another, EIGHTEEN MANAGERS IN TOTAL, in the hope that I would tire and abandon my fight for justice.
Take it from me, worthy pledges set out in PfP's Together with Tenants Charter aren't worth the paper they are written on. This is a document that pledges “Relationships between residents and housing associations will be based on openness, honesty and transparency. Residents will have simple and accessible routes for raising issues, making complaints and seeking redress…and receive timely advice and support when things go wrong.”
As this wholly truthful statement shows there's absolutely no truth in this and management know this perfectly well, enabling them to treat tenants as badly as they damn well please. I know from bitter experience and with four years of my precious retirement callously trashed by PfP I will never ever forgive them. Never!
I am now fighting back on my own terms and have sent scores of copies of a document I've produced to numerous individuals and organisations across the UK exposing Places for People management in Preston as the arrogant, shameless bullies they are. I've had some very good responses too.

These people should be shut down they…

These people should be shut down they have no regard for their tenants safety. Water leaking through every floor of the house we put numerous emergency calls in and they did nothing to repair the issues. Put a complaint in via email explaining the ceilings will collapse my complaint was completely ignored because the tenancy isn’t in my name. 4 days later my ceiling collapsed at 1am luckily missing myself but damaging my property. Living in the house I should be able to put a complaint on my mothers behalf for example what if she had a disability. We now have to pay full rent for a house that has 0 bedrooms we have to wait months for them to even start repairing the roof if it rains hard enough we can still get water coming through the house.
Avoid! Places for People like the plague I wouldn’t be surprised if you actually caught the plague from living in one of there properties.

Nightmare

Hi, I am a owner and have sold my house, the mangement pack seems a nightmare they will only deal with my solicitor, have all ready paid 900 to them. Now they want more money and my solicitor has emailed them to ask what for no reply. Feel like I am been scammed or they are highway robbers.I was hoping to have it sorted by now, they are holding up the move, I am worried the buyer will pull out.

Wouldn't rent off these cowboys

Wouldn't rent off these cowboys, so my partner suffers harassment for five years by a 80 yr old man, whats their response? Try get a injunction out on her partner (me) for washing his car too much and doing uneccesary work!! Obviously this paul and vicky from places for people are qualified mechanics.... lol more like victimising people for not allowing a perv to stare thru their windows. This company is a absolute shambles and the flats full of damp and mould, zero ventilation, black cr#p coming out the taps and shady electrical power surges. you have victimised her for complaining and as a result of this disgusting old man she is clinically depressed and wont leave the house or open her curtains... apparently she's the instigator, myself who has mental health issues adhd and borderline personality disorder who is out actually working unlike this dirty old man is the bully 🤣 vicky and paul you haven't heard the last of this I can guarantee you that. To make this easier for someone higher up to chase these two bafoons vicky tenancy liason officer for north east ( Gateshead) and the absolute clem paul is her manager, and we live in windsor gardens if nothing is done about these two biggots this will start be getting posted everywhere including their surnames to make aware this company employs biggots. Be moving in 14 days thank god and get away from places for people employing victimising scum like that.

Places For People - Gave me my life back.

Actually, considering how rare secure housing is for people this opportunity and security Places for People have given me has saved and changed my life. My rent is low compared to other pvt rents, my neighbours are all great and I get on with them all. When I moved in and for a while it was quite horrible and bare, but I am okay to decorate so I've put money into my home because I'm not afraid of losing it like other private renters. When I was at my lowest, and just enough perseverance I managed to be the first person to get a viewing and I got it on the spot. In the beginning I was unhappy because of how much work needed doing. But now I've made it into a home I feel incredibly lucky. Thank you Places For People, for giving me a chance. Edit - For Reference I have lived here for 5 years + now.

Don't care about tenants atall

Terrible. Moved to Heanor from sheffeild. If you phone them up for problems. They never get back to you. 7weeks I've been ringing leaving messages. No nothing. I have a bad neibour. And nothing done or help Am 62 ill disabled. And now the rents gone up. Very high service charge. Eaven adding the smoke alarm charges per week. You can get them free or from around £15.Anything to scam and take money. Charge for gardeners. They don't do any gardening. Just blow a few leaves about every few months. Over 55 bungalows NO window cleaning nothing. Live nxt to a farm and woodland. But let neibours put ilgal traps down. And their own. killing wild animals so owls squirels voles all die. After eating rats ect. Criminal uncaring all they want is my money. Won't eaven fix my dripping taps.House so cold drafty. Carnt afford put heating on. Very expensive rent rise. Am in benifits due to illness and brain injury. And uni credit keep dropping my money now on £249pm. Wish I never moved. My illness and health has got much worst due to stress worry and bad neibours. I've been threatend a neibour friends nxt door block me and my carer in. Nothing done All watch each other on cctv with sound and ring doorbells recording. Home owner charge went up from 6.71 to…

Home owner charge went up from 6.71 to 16.85 a month in just one year. They proud themselves to provide affordable housing. What a joke. A proper rip off. Tree survey added after four years of no such charge paid before, to 10 pounds a month. Other leaseholders pay in area pay no such charge and others pay much lower charge.

Amazing Landlord - Very Helpful staff.

Fantastic! i would like to say that places for people have been so helpful with helping us move from a flat to a house. Emma Harrison has been amazing with any questions i have had she has answered quickly even when i have mitered - (sorry Emma) i think they are very fair with there housing and helping people find a home and i would highly recommend them as a landlord! they are better then the council - any repairs i have needed they have been there straight away and fixed any issues ( there hasn't been many) Brilliant place and Brilliant people.

Thankfully I am not a tenant but

I own a garage next to a property owned by Places For People. No permission sought to use my property whilst scaffolding was erected. Vans blocking the garage despite double yellows, dropped kerb and no parking notices. Their contractor (MD Group) have dumped rubbish including 2 wooden pallets in front on the garage door. I'm elderly and cannot move heavy items. Nobody at PfP knows what's going on and who is responsible. Currently no contractors on site. Emails plus picture including one to the CEO get no response not even an automated acknowledgement of receipt. I managed to find out who the contractors are via the scaffolding company. I used to work for Bristol Churches HA before it was absorbed by PfP. It wasn't great but certainly more responsive than this shower.
Finally got hold of Simon from PfP who has been proactive in sorting out the contractors. Cheers Simon but I hope in future PfP staff will be advised of major works being undertaken by a different part of PfP.
