Hello! Thank you for your request to find a list of owners of multi-tenant shopping centers in the state of Ohio with with 10,000 or more square feet and an auditor's tax value of greater than $1,000,000. I understand that it is very important for us to find the contact within the company that would make the decision on whether or not they would sell the asset. I further understand that you would like the property name, address, size, last date sold, last price sold, owner name, real owner name (DBA), phone number, and website if available, and that you would like the information presented in a spreadsheet. The short version is I was able to find 20 retail properties that meet your requirements. I listed them in a spreadsheet and provided you with all the details I was able to locate.

METHODOLOGY

To begin my research, I looked for pre-compiled lists, which led me to a Devonshire/REIT II Property Brochure that listed several shopping centers that appeared to meet your criteria. I also found a real estate listing site that provided me with more multi-tenant shopping centers in Ohio that are at least 10,000 square feet. The value was not stated for these in many cases, so I knew I would have to find property records if possible.

Once I had a list of about 35 properties that looked like they might meet your requirements, I visited the auditors' websites for each county in which these shopping centers are located in an attempt to find their property records. Unfortunately, the only property records I could locate through these sites were residential. Retail property information appears to be well guarded and in many cases, behind paywalls.

To see if I could get some free property reports for these multi-tenant shopping centers, I visited Loopnet.com, which gave me five free searches with registration. I used these searches to find property sales history, estimated tax valuation, and ownership information for five of the shopping centers I listed.

Once I was out of free searches on Loopnet.com, I went to US Realty.com, which gave me 20 free searches with registration. I used these searches to find property sales history, tax valuation, and ownership information for 20 more of the shopping centers on the original list. Of these, five properties did not meet your requirements for square footage or tax valuation, so they were removed from the list.

At this point I had most of the information I needed to complete your request. I just needed to find the contact person, phone number, and website for each property. First, I searched for a website for each listed owner or DBA owner, if one was listed on the property records. Unfortunately, only half of the companies have websites, and these are usually websites for the larger entities you mentioned in your notes. Only four out of those ten had websites for the DBA company. In these ten cases, I was able to locate a contact person for each property, although it is not clear if the person named is fully responsible for making the decision to sell because that information was not available on the websites.

For the other 10 properties that do not have websites, I searched company listing sites like Manta, Find the Company, USAOPPs, 411Info, Ohio Register, Bloomberg, and Buzzfile to find phone numbers and owner names. I was able to find this information for all but four properties.

The four properties for which I was unable to locate contact information are currently for sale. Therefore, I provided you with information for the real estate broker who is responsible for each listing. These properties are Hamilton Meadows Shopping Center, Lafayette Rd. Shopping Center, Indian Creek Shopping Center, and Merriman Valley Place.

LIMITATIONS

As mentioned in the "Methodology" section, there was some information for some properties on the list that wasn't available. In most cases, the only missing information is a website. However, in several cases, I was unable to determine whether or not there is a DBA company in addition to the listed owner on the property records. I searched extensively for this information using the Ohio property records registry and the Ohio county auditors' pages, but was unable to find any information other than what was recorded on the property records.

For eight of the properties, there have been no recorded sales since the original owners acquired them. In these cases, I have listed "N/A" in the cells for "Last Date Sold" and "Last Price." One property, Oakwood Commons, has just been built and is still owned by the developer.
