Horrific Practices and Rudness Abound; DO NOT USE THIS BUILDIUM

I own multiple properties and I am currently renting through a Corporation in Houston Texas which uses Buildium as the collection service for the monies distributed. There are numerous glitches in their software and the auto payments are immediately setup for the service whether you activate them or not. The service pulls funds randomly and has taken over $4000.00 from me in the last two months. When I contacted customer support, I was referred to the Property Management Service, which when contacted sent me back to Buildium. Complete incompetence and rudeness abound at Buildium. I deal with hundreds of Realtors, Inspectors, Adjusters and have been in the Building/Construction/Rental business for the last 50 years and have never seen a company which is more inept in their daily practices and the rudeness from their service personnel is horrific.

Hi Jay,

The settings for ePay, including any convenience fees that are added, are handled by your Property Management Company. The Company can reach out to our customer care group for guidance on how to correct or change these settings.

Don’t do it at this time.

We have 2 accounts one for normal property management and one for vacation rentals since neither side is great at either you have to manipulate things to make rentals work properly and you have to really manipulate things to make vacation rentals work somewhat well. But Buildium is in my opinion 3-5 years behind other services out there for the same money and ins one cases less. In the covid world there is no way for them to add a virtual tour to the listing with out putting the link in the description and then your listing gets booted from the third party site since they don’t allow links in the description section. Bright mls sucks but they have only been around for 2 years and they have the proper virtual tours links so your 3D tour shows up and your listing does not get pulled from the 3rd party sites. They have accounting error issues and they help you fix the stupidness but calling in is a wast of time. You will loose half a day till you get issues fixed. Nothing is really as easy as it could be. Just a very antiquated software. They also just released a Bulletin That they are placing 3 day holds on all money coming in and out of your account. This is just crazy. They are looking to hold the money to make interest off it over night. Just tired of there constant changes and none are really any better then the last. Last update mailing clients used to be one page now it’s two pages to include all tenants on a lease to email through the system. Nothing gets easier or faster. They have a tone of reports for the most of them they are worthless.

I've been a Buildium customer for 3 years, don't make my mistake

I've been a Buildium customer for almost 3 years now. I have to say without reservation, their software is extremely hard to understand and use. I'm a 25-year veteran as a software development executive, I can say their design and user experience is far from what you will be accustomed to in any other task, project, or accounting software.

It was designed by property managers, and that shows through in every aspect of usability and UX/UI conventions. Not to mention it is remarkably slower than any of the other 25 SaaS apps I use on a daily basis, and I spend 2 hours waiting on their software to load, for work that should only take me 90 minutes if I didn't have to constantly wait on Buildium.

Most recently, we are now to the point of considering the sizable effort to move to another solution. Their customer support for extremely critical and high dollar technical issues has been abysmal. The latest issue is inexcusable and involved an ACH rent payment of $838 dollars.

It took them more than 80 days to respond and resolve a "pending transfer" that held the tenant's money in limbo. Only to find out the issues was resolved by simply having their processor Forte push the authorization through to capture. That could have been done in 48-72 hours after the support request was submitted.

I would seriously consider other more modern and reliable Property Management solutions before considering Buildium.

Oh so happy with Buildium

I started a new property management company about a year ago I complied a list of a variety of different PM software companies out there, I selected buildium and I have been very, very happy with my choice of property management software. Learning any new platform can be challenging, but the live customer support as well as their collection of help videos and articles made all the difference.

Long time Buildium Client NOW EX CLIENT

Long time Buildium Client, when it was managed well and customer support matter to this Real Page Company. (10 plus years)
Customer relations and support is NOT a priority to Buildium any longer. CSR reps are not trained on the entirety of their systems and we still are waiting on one account for 8 months and new account to be fixed by the IT team for the past 4 months.
Sales personal are liars. Promise’s made and in writing and they bait and switch what benefits themselves or chose not to return emails or calls as scheduled. Sales has no idea how On Boarding works properly and we have a non operational account for the last 4 months.
On Boarding is a joke to say the least. Waste of countless hours and appointments weeks apart to see how their new “Self service” business model is working. Each tech passes the buck with zero follow through. (Well documented) “It’s NOT OUR Job,you have to talk to a different department” and they are off the phone and leave their customers in a on going bind. Their systems are full of glitches and bugs that IT won’t fix because “there is not enough customers complaining to warrant their time to repair.” According to “Supervisors” so they claim or IT departments “It’s our issue (customer) and responsibility to “fix” their internal systems so our Mgmt company can move forward
That’s the comments by IT and the cancer of mentality within this company. Arrogant

Interesting passing the buck to the clients with broken software on a weekly basis. Again
No refunds issued for little amount of money per month, sad.

Glitches are documented even with CSR reps fixing and going back after a refresh to see their systems changing right before their eyes!
True story. Clueless reps for the most part last 6 months. each one of the CS reps Pass the Buck to someone else. Countless hours and loss of production in a work day and work week, working with any dept within Buildium now a days.
Months lost of production and still waiting for resolve.

Says a lot and very sad when
Buildium no longer trusts their own “employees” to enter into our account even using prove. “third party” access to view and make changes as other software companies do with there is an issue.
Interesting.

Outsourcing has destroyed this company, from the top down to the CSR answering phones at home. Worthless support. no support, don’t claim Customer Support if your not going to train them on your systems and provide customer support. Shutdown your phone system if you don’t have trained people in tech answering technical calls.
Sounds like this is a theme since Summer of 2023.
We know the difference between 10 years ago, and last 6/9 months. Absolutely Horrible.
Loss for words and very disappointing to say the least. Our busines and tenants relied on your service and software for all parties for over a decade.
You no longer back your own products it’s evident to all of your existing and new customers, unfortunately. See other reviews

On Boarding was part of the Terms And conditions and contract approved. After zero progress by On Boarding 30/45 min calls every 10/14 days, for months on end, they decided to start to charge our credit card $188 per hour. Per onboarding call (1-hour) in December without authorization or permission to do so. This is Fraud, plain and simple.
We trust your company and system with our Business Credit card and you take upon yourself to help your self to our card for illegal charges? What is wrong with you Buildium and those in management that allow this to happen on your watch. Thieves plain and simple
(No this was NOT the monthly service plan charge) Funny when a parent corporation looses Tens of Millions in a Fraud cause, PUBLICLY. and they pull this? Change Terms and condi days after it went mainstream.
RUN AWAY as fast you can coming from a long time client.
Of course no refunds to the CC given when called on, within 5 mins of the unauthorized charges. No explanation or excuse. They steal and it’s ok by them. This is how they operate now. “terms and conditions” is there go to.
Trust is beyond broken and seems to be the new culture with this company, plus zero Credibility, nor communication on outstanding Technical issues. Each and every dept for the last 4 months has been the worst exp
Leave the systems well enough alone. If it’s not broken don’t touch it. New features fine, but if your not beta testing internally, UVT, than shame on you. We, your clients, are not your Genuine Pigs and then IT decides not to fix the mess’s created.
It’s a simple system when it works
But it’s not important to The Employees or Management any longer. $ is all they care about and signing up small businesses.
After that good luck, new accounts.
Find a company that actually takes pride in their work, reputation and the clients.
Real Page and Buildium is not it.

Buildium is the worst software I have…

Buildium is the worst software I have ever used. The software was written by two-year-olds. The company is run by two-year-olds. Customer service... non-existent. They keep updating features at random times and make them less useful or not useful at all. (Groups, Client Statements, Management Fee payout screen, Lease renewal section, Property Manager name field, giving you access to your own client income detail for 1099 processing, mailing labels, etc.)

To anyone in need of property management software don't waste your time and money on this company. Note, they won't even let you print a client statement and mail it; they make it so you have to pay them so they mail out your client statement. This change was made in March 2022.

The definition of nickel and diming is Buildium's marketing strategy. They do not respond to your support tickets, every time you call you are on hold forever or they are at a "company meeting" and can't answer the phone. They also track your mouse clicks inside the software. Let me reiterate, they track your mouse clicks, without letting you know that they do that. The sales rep will call you two seconds after you click on one of their ADD ON options, but not reply to your support needs.

Anyone who has used Buildium over the past few years can easily see how they have no clue in sofware architecture/design or customer service. Also, workflow is a foreign topic to them, since they constantly change your workflow with their asinine, money-making "updates". It's one big marketing firm.

Also, don't let them fool you into thinking the software was designed for a company, it was designed for 1 individual property manager. They have been trying for years to market to companies. Buildium didn't even bother adding a property manager name field until a year ago. Even so, the field is not connected to anything relevant. Imagine, a property management software that did not account for property manager names. Did I mention, that you have to generate fake letters in their system so that you can extract client addresses to print mailing labels. Ridiculous.

You are better off using an Excel spreadsheet than Buildium and it won't cost you $6,000 per year.

Hi Sima,

You are still able to print out statements so you can mail them yourself. One of our customer care agents is going to reach out to you about this, if they haven't already. They can also provide you with a link to our privacy policy upon request.
