Once again, PHH Mortgage never fails to disappoint. They mishandled our refinance after we closed. We found a reputable mortgage company, refinanced, and paid off this unpleasant mortgage company. Now they are holding onto our escrow balance for an unreasonable amount of time when we could be using that money ourselves. I do expect to see additional interest accrued on the final reimbursement.
BOTTOM LINE - FIND A REAL BETTER MORTGAGE COMPANY THAN THIS HORRIBLE COMPANY

Needed to call my homeowners insurance due to a tree falling on my fence, only to find out my agent, whom I've had since buying the house, couldn't find my account. After several hours of calls between PHH and my agent, we discovered that PHH changed my homeowners insurance to someone else without ever asking for my permission or notifying me; this happened in July 2024, and it is now April 2025. They also informed me that due to this change, my house payment would increase by over $500 starting in May. I had to get paperwork to have my insurance switched back to my preferred company and am still waiting to hear from them. The mortgage payment is due on May first, and I will be submitting my regular payment, not the extra $500. I will be contacting a lawyer.

Do not recommend. I lost my job in January and have been paying the mortgage on time for the last 2 years. Now, in April, I applied for any mortgage assistance, and they denied me across the board, knowing I have no income yet.

Most customers had their mortgages purchased by PHH Mortgage, but avoid getting a loan through them directly. Their service is terrible. They're disorganized, they do not use any empathy and just read off of scripts, and everything takes forever. Even when our home survived the Eaton Canyon fires, but was uninhabitable because of smoke damage and lead was found everywhere, PHH said you get 3 months of forbearance and then it's all due. Not tacked on at the end of the mortgage, not a more reasonable 6 months so that insurance can evaluate and the home can be properly remediated, nothing. No one even seemed to know that there was a fire even though I've discussed the issue on every call I've had with them. They don't care and they don't know what they're doing. AVOID AT ALL COSTS.

They paid my neighbor's property taxes out of my escrow, which put my escrow in the negative and consequently should have brought my house payment higher. I fought with them for over two months. I even did their job to show them where they messed up, after they sent me a letter saying that they didn't see any error on their part.

The mortgage was transferred from Michigan Mutual to PHH effective 4-1-25, and it's been a nightmare so far. The representatives have very thick foreign accents and are very difficult to understand. Additionally, they charge $7.50 per transaction just to use their mobile app for making monthly payments if not enrolled in paperless billing. Okay, are you sitting down? If you need direct assistance from an agent when calling to make your mortgage payment on time, PHH charges $17.50 just for the privilege of talking to one of their agents to make your payment. When you call with questions, you'll probably use big blocks of time ultimately wasted on the phone and end up right back where you started, with more questions and more frustrations. I will be mortgage shopping soon, even if I have to pay a higher interest rate—they are that bad, in my opinion. Take my advice: grab your best running shoes and run. Never in my wildest dreams did I expect something like this. It's sad. I would give no stars if allowed.

This company is inadequate. I have had my mortgage for over 24 years and was with Wells Fargo for the past 15 years, never late, never missed a payment. I asked them for a forbearance, and they took three months, then reported me as late. No one speaks English well enough to be understood. I should be able to choose which bank holds my account because I would have never chosen this PHH bank.

They charged me a $15 returned check fee because of insufficient funds in my bank account. I did change the bank account for the withdrawal of the payment to the one where I had enough funds, but PHH Mortgage charged my other bank account instead. They had zero flexibility to waive the fee, even though it was due to them not taking into account the change I had made.

Scammers are trying to cheat people by purchasing flood insurance on their behalf, even after providing proof of maximum flood insurance through FEMA, which is required by law. It's harassment and emotionally and mentally stressful. I am a disabled veteran with Parkinson's disease and mental health issues. This is the worst mortgage company I have ever dealt with—18 years of on-time payments every month. There is harassment every year over flood insurance since FEMA took over flood insurance. This company is awful and should be known as a poorly managed and run business.

This company was an absolute nightmare to work with. After our divorce, they kept requiring us to complete mortgage assistance paperwork repeatedly, even after we informed them that we didn't want to keep the property and wished to short sell it. Every time we complied, something was supposedly missing. My realtor emailed them the same paperwork I sent, then called, and they would claim, "We don't have that paperwork." Once my realtor confirmed the date it was sent, suddenly they found it, but again claimed something was missing. I can assure you, all parts of the paperwork were there every time! I argued with many employees at their company, and then we were contacted by their lawyer saying they were initiating foreclosure. Then they would call to say it was on hold and they were reviewing our mortgage assistance paperwork again. I would remind them that we wanted a short sale, and finally, after almost two years of this, they directed me to the short sale department.
The communication between their staff and their departments is laughable. I can't express adequately how many appointments I had where I had to repeat everything I had already conveyed to the previous person, or how many times I had to inform them that we had already received something in the mail that they claimed would be mailed that day. It was a complete farce.
I could recount the endless difficulties they caused us for nearly two years! My divorce was simpler... that should tell you something!
I informed them on multiple occasions that I would never recommend them to anyone. Steer clear of them if you want to have any type of good experience with a mortgage company.

Wow... Why do we, the people, not have a say in who handles our mortgage? That is a ridiculous and illogical practice... PHH is the most unprofessional, despicable company I have ever had the displeasure of being forced into my life!!! The consumer with the loan should have a say in where your loan goes!! If I were Elon Musk, I would honestly purchase this worthless company, just so I could shut it down!!! And another practice mortgage companies get away with (and others) is, once they have closed the deal, if you have any questions, call India or the Philippines because we aren't answering here in America!! **** that nonsense!!! And **** PHH... A zero-star option should be available!!

I have four loans with PHH Mortgage, and dealing with their customer service has been an absolute nightmare. I called dozens of times last year and spent many hours on the phone with several individuals, most of whom were clueless about their work. The lender started charging me insurance premiums even though I have separate coverage. I have shared my coverage with them countless times, and each time they said they received it and would fix the issue and stop charging me. It has been over nine months now, and they are still charging me, and they still have not refunded my money. I will be escalating this to other places considering I've already tried escalating within PHH to no avail.
