This review is specific to how PNC handles mortgages. My mortgage was initially with another company but was sold to PNC, which seems like standard practice in the mortgage industry. I have no complaints about the initial mortgage company, but I do have concerns about how PNC is managing my unfortunate life event.
Legally, I need to remove another person from the existing mortgage, and I qualify for a loan assumption. There were no issues with the loan assumption pre-approval given my income and lack of other debts, so I proceeded with the formal approval and loan assumption. That was 6 months ago, and there isn't an end in sight. Throughout the past 6 months, PNC has requested additional documentation, which I provided, and then went back on their word regarding the loan assumption requirements. It would take weeks for PNC to review each set of additional documents and respond.
What prompted this review is that PNC is conducting multiple hard credit inquiries, which are impacting my credit score and my ability to secure a mortgage through other options. They already have all the possible financial documentation I can provide and are no longer asking for consent before making hard credit inquiries. It seems that PNC does not want me to assume the loan because they could make more money off me if I am forced to refinance. The additional hard inquiries could then serve as justification for an increased interest rate when I am compelled to shift from an assumption to a refinance.

PNC mortgage sucks so bad. Put in a PMI removal request and paid the $105 to get a BPO Appraisal. They cashed my check mid-April and then beginning of May I get refund with a letter that states fee is now $150 and I need to start over. They never ordered the BPO Appraisal so it's my fault and I have to pay more to get this done?!!

H O R R I B L E ! ! Our Mortgage was purchased by this bank, and it was the worst thing that could have happened to us. They are absolutely horrible!!! Customer service (what is that?) sux - they have zero product knowledge and every time I call it sounds like if im speaking with a 13yo. SCARE TACTICS! Horrific amount of letters scarring that they will take your property if you go just ONE DAY over the due payment. Banks should not be allowed to buy your mortgage. This is not the bank I selected. This is 3rd rate bank and now Im stuck with this garbage!

Avoid at all costs! Mortgage was sold to them and, long story short, they’re horrible in every way…frequently providing inaccurate and conflicting information, typically failing to provide attendants with sufficient notes on account to answer questions, and refusing to to provide access to any level of support beyond those attendants. I’m seriously considering getting a new loan, at a worse rate, simply to ensure I never have to deal with again. Don’t get stuck, like me, especially with so many alternatives

Do not use for a Mortgage Loan. The Underwriter makes up their own rules and qualifications for your loan to be approved. You may be told that everything is going well by your loan officer and start paying for things and even have to provide more documents and information, just to make the underwriter happy, even though you provided the information already or who they may need to contact to verify, the Underwriter will decide will on what they want to accept or spend time to verify and will not communicate with the loan officer. We missed our deadline dealing with PNC and their underwriter not accepting a non taxable documented employment with years of documentation. We paid for the appraisal and other needed things a week before the deadline and our loan officer could not get the underwriter to update them on anything causing for their boss to get involved until our loan officer told us that we need to go look elsewhere because the underwriter wasn't going to approve us, even though his boss said all our information and documentation was good. Our loan officer was told prior to us paying for the appraisal that our file was good to go by the Underwriter but a week later, no communication until a few days after the deadline has passed. When brought to PNC about their failures on how this was handled, and requesting compensation for the appraisal, PNC saw not issues with what occurred after doing a "lengthy" investigation and refused the request. Getting denied for a loan is part of the game, but lack of communication, being told inconsistent information and even being told by the company's loan officer to go look at another company and apologizing for how the Underwriter handled our file, are all red flags as to why you should not use PNC for a mortgage loan.

Customer service is a joke! Never had any issues with payments until our mortgage was taken on by this bank. I wished there was something that could be done. I manage my mothers accounts and she has never has late payments. Her payments get reversed, she is then charged a late fee, she gets returned check fees. We called and they say its a system error on their part they waive a fee or 2 and then proceed to do the same the next month all while reporting late payments to the credit bureaus. They say to send everything in writing and you don and notices are left without response. ITs outrageous and now she won't qualify to refinance with another company because her credit went done. What can one do about this nonsense of a bank? we are outraged and can't seem to do anything about it!
