LoanCare is the worst mortgage company I have ever dealt with. They don't even deserve a single empty star. In late December 2022, my house in Temple, Texas was flooded due to a burst pipe on the third floor caused by an extreme cold spell at night. The house is large, over 4,300 sq-ft, and three stories. We were not home at the time, and the house sustained flood damage. Our insurance company issued a payment of about $******* for the flood damage, which we received 14 months after the incident occurred. We fully repaired the house with our own money. According to the city, the house is valued at over $*******, and I owe the mortgage company $*******. Since I still owe money to LoanCare, their name was on the insurance check along with mine. After I signed the check, it was forwarded to the mortgage company for their endorsement. This was about two months ago. However, they still keep the check and haven't released it, which prevents us from being reimbursed for the money we've already spent on repairs. They essentially withhold the check and don't send us the money that is rightfully ours. We sent them pictures of every room in the house to prove that the damage was fixed. We also requested an inspector of their choice to inspect the house and verify that it is fully repaired and in perfect condition. For the last three weeks or so, they keep telling us that their inspector will call us to set an appointment for the property inspection, but that has never happened. They have been giving us lies and baseless excuses and have essentially confiscated the money which is rightfully ours. Finally, we hired an attorney to sue them.Review from ROBERT B

Worst company I have ever dealt with. First I tried paying off my mortgage on line and was told they couldn't accept a payment that large online. It was less then twenty thousand dollars. Then I sent them a check for the exact amount and it was sent back because the "numerical number didn't match the written number" which it did. Then I tried calling and got the the run around. I filed a complaint with the ******** ******** office here in NY, I suggest you do the same.Review from Phil S

I try to pay $**** to principal and get an email confirmation about $**** payment. I try to log into the website to see what went wrong, and I can't even log in. These guys give zero **** about "customers".Review from shasta L

My loan was sold against my will to this company who has zero option for payment besides monthly ....I'm drowning in one large payment every month.... I am writing to express my extreme dissatisfaction with the abysmal customer service provided by LoanCare. My recent experience attempting to address a simple query has left me utterly frustrated and disillusioned. After enduring a torturous 20-minute phone call, I found myself stuck in a mind-numbing loop of automated messages, interspersed with brief interactions with human representatives who proved to be of little help. Despite repeating my information ad nauseam, I was repeatedly transferred back into the same infuriating cycle. I never was able to even ask the question or get to the correct individual. The topic is insurance, I just needed to speak to someone in insurance. This blatant disregard for customer time and patience is wholly unacceptable. It is evident that LoanCare's customer service system is plagued by inefficiency and incompetence, leaving customers like myself to languish in a never-ending maze of frustration.Review from Dottie R

This company should not be rated as an A+ under the BBB. As a member myself with an A+ rating Loancare doesn’t come close to it. How can you have all these horrible reviews and nightmare stories and yet they’re still in business. Glad to see we aren’t alone, but I’ve never heard of a company where their own staff can’t reach any executives nor corporate! But in several request and no answer, I bet if they were missing money and not able to go to their homes at night; something will get done. Calls are recorded and yet everyone is lost or don’t know how to resolve a problem. Had a house fire 5 years ago and still trying to request funds to move forward in rebuilding. Our time is almost up where we are staying and yet mortgage is being paid and we’ll risk being homeless. While paying a mortgage it’s insane. Glad to see they lost lawsuits, we’ll definitely be getting a lawyer. Their corporate office must be ********** money and living the good life on yachts because there is no way everyone has the same complaint just about and they are still in business. They care for nothing and about nothing and it shows! From horrible representatives to ignorant executives, this company has FRAUD written all over them. I would give zero stars, if possible. I cannot stand this company, IF you can ever get somebody to answer the phone they are zero help anyway. Nobody has any answer and cannot help you. They have told me multiple times that my mortgage has been late, when it was not. They have even gone so far as to threaten to take my home away, but when I call to speak to somebody on the phone about the situation they tell me that I am in no danger and that they have my payment so they have no idea why I am receiving these letters. It is an extremely stressful and time-consuming process that keeps repeating itself at least once a year. I even refinanced at one point and got away from the company, unfortunately for me Loancare bought my mortgage and I got stuck with them and their poor services again. I am yet again holding another letter telling me I am late on my payment, they have listed the wrong payment amount and the letter is dated for 5 days after they processed my payment. This company is a joke. If you can do anything to avoid working with them, I would. I will forever recommend people do anything they can to get away from Loancare.Review from Tammy F

This is the worst company we have ever dealt with. We had a mortgage with another company and got a letter saying the loan was being sold to Loancare in November 2023. We paid off our loan to our original company October 2023 and got a mortgage release letter etc. Then December Loancare starts calling us saying we are behind on our mortgage. It took months to get them to admit that our loan was in fact paid. Then we start getting more calls and they had created a new account number for the same mortgage. So once again we had to get them to admit that. Now it is showing on our credit report that we are over 120 days behind on a mortgage that we never had with them. They will not remove it. Our credit score has dropped 200 points!!! Our insurance went up our credit limits declined on our credit cards. Its been a nightmare. We need an attorney to sue Loancare. They are costing us money from our business as well due to credit issue.Review from Earl L

Loancare is the worse mortgage. You call you have to go through all kind of prompts and customer service is extremely rude. I have been hung up on several times and the agents act like they are too busy to help you with your concerns. The government needs to shut down this company.Review from Kim D

Just received the most confusing letter from this crazy company. My loan is being transferred from Loancare to Loancare- in 2 weeks. I’m sure new account numbers will be involved, but that’s for us to figure out. They won’t willingly give you any information that might be helpful… maybe a statement that says nothing has changed on your end my dear customer so keep sending me money monthly
